Property Condition Assessments (Every 120 Days)
Although we conduct drive-by inspections of the exterior of the home on a regular basis Property Condition Inspections of your property both inside and out are beneficial to ensure tenants are complying with the terms of their lease. During this visit to the property, we do a thorough interior and exterior physical assessment of the condition of the property to insure the tenant is complying with the Terms of the Lease and following Florida Tenancy Law. (Section 83.52,F.S.)
Tenant Replacement Plan
We understand a property owner’s fear of a tenant breaking the lease and walking away leaving you with an empty property in the middle of winter. Not only are you left with a vacancy and no rent coming in to pay the mortgage, you now have to pay to find a new tenant. However, if Real Property Management places a tenant and the tenant vacates the property, Real Property Management agrees to find, qualify and place a replacement tenant, without cost to the Owner, should the tenant placed by Manager fail to fulfill the first term of their lease. Eviction Protection Plan
If you have ever had to evict a tenant, you know how stressful it can be. In addition to the stress of going to court, you have the reasons that brought about the eviction in the first place: nonpayment of rent, tenant-caused damages, etc. And to add insult to injury, you have to pay your attorney and the court cost to remove the offending tenant which caused you all this pain! We want to help. We have put together the Eviction Protection Plan in order to protect our clients from the legal costs of an eviction.
How it works: For a small monthly fee, we will pay for the legal fees involved in a Forcible Entry and Detainer Action. Not everyone will experience an eviction. But because a large number of people participate in the Eviction Protection Plan, your risk of a painful eviction is spread out over many property owners. If you were managing the property by yourself, you could not buy this kind of risk management. But with the help of Real Property Management, you are now able to significantly decrease the financial risk of eviction. ($25 Monthly Value)
Bi-annual Interior and Exterior Maintenance Assessments
Maintenance inspections of your property both inside and out are beneficial to ensure tenants are complying with the terms of their lease and to assess property conditions (includes labor for replacing HVAC filter, checking fire and CO alarms, dryer vent, and other items with up to 1 hour of maintenance). Documentation and photographs from these inspections assist in determining needed maintenance and repairs to maintain your home’s value and avoid costly repairs if left unattended.
The owner may receive a written report that will include photographs of the property, a written review, and specific recommendations. A written report with photos is optional and will be provided on the timeframe that is requested by the Owner. ($250 Annual Value)
Exterior Doors Rekeyed Between Tenants for Safety*
Upon vacating of the tenant, exterior doors will be rekeyed for the safety of new tenants.
Rapid Rent Deposit Plan*
What if the tenant pays late? What if the tenant doesn’t pay? How will you pay your mortgage, property taxes, and insurance on time? The stress of making sure your monthly payments are paid on time can be taxing. Let us help! With the Rapid Rent Deposit Plan we will direct deposit the monthly rent to your checking account on the 1st of the month, regardless if the tenant pays late or not at all.
How it works: For a small monthly fee, we will deposit an amount equal to your monthly rent payment (minus outstanding bills due) directly into your account on or about the 1st of the month. Once the tenant pays rent, we will be paid back from the rent proceeds.
Without the Rapid Rent Deposit Plan, you normally do not see the rent deposited to your account until around the 15th of the month. Money needs to clear from the tenant to us and from us to you. There are bills to pay and accounting processes to complete. Tenants pay late and they bounce checks. There are banking holidays and weekends.
